Description: HOA provided mechanical, electrical, and plumbing engineering services on this new residential development. The project consists of new construction for 170 residential units, a community room (1,800 sq. ft.), and a pool. There are 21 residential buildings and one building for the community room, office, two classrooms, restrooms, and storage. Each building has an attached utility room for electrical panels, electrical meters, CATV, and telephone. The interior spaces have both heating and air conditioning. Each residential unit has a hydronic heating system using a 50-gallon heat recovery gas-fired water heater connected to a fan coil mounted above the ceiling in a soffitt. Air conditioning is accomplished with a DX split system, outside condenser connected by refrigerant piping to the fan coil. Site lighting is also provided including roadway/parking lighting, carport lighting, landscape lighting, community center lighting and power, play area lighting, and other site lighting.
